Overview
We are hiring a Senior Appraiser!
A Senior Appraiser gathers, collects, analyzes, and tabulates information for the valuation of any type of property in the County, ranging from single-family residential to commercial properties. Completes standard field investigations, studies, and research in order to prepare reports/documentation that support valuations for any type of property for the establishment of tax values.
The typical schedule for this position is M-F 7:30-4:30 with a hybrid/remote option available after the initial training period.

Qualifications
All candidates will be screened for the following required minimum qualifications. Any candidate who does not meet all of the qualifications listed as required will be eliminated from the process.
- Must be at least 18 years of age.
- Colorado Ad Valorem Appraiser License from the Colorado State Board of Real Estate Appraisers required, Certified Residential or higher level preferred.
- Coursework in the Income Approach to Value including vacancy and collection loss, expenses, net operating income, and capitalizations rates required.
- Coursework in valuation modeling statistics as it relates to mass appraisal and finance required.
- Four (4) years of experience in a directly related field or in the performance of similar duties and responsibilities required..
- Possession of a valid Driver's License by date of hire required.

What you'll be doing:
- Leading accountability for other employees within the work unit, which may include scheduling, assigning, and reviewing work, instructing/training in work methods, and providing input into performance evaluations.
- Assisting management in developing/identifying long-term plans for reappraisals.
- Locating, researching, preparing, reviewing, analyzing, and presenting information pertaining to all real property classes in Larimer County for proper valuation levels and equitability.
- Updating local cost data using external data models and services.
- Collecting, analyzing, and verifying income/expense questionnaire information.
- Requesting, assembling, and analyzing specific data related to income-producing properties, including capitalization of income/expense streams, leases, vacancy projections, and development of capitalization rates using market standards as well as property-specific information.
What we're looking for:
- Knowledge of appraisal principles, practices, and methodologies used to determine fair and equitable property values.
- Understanding of the Colorado assessment process, including applicable statutes, regulations, directives, and professional appraisal standards.
- Ability to analyze market data, property characteristics, and other factors that influence value.
- Strong judgment and attention to detail when reviewing and adjusting valuations.
- Ability to work independently, manage priorities, and make sound decisions with minimal supervision.
- Commitment to maintaining required certifications and completing ongoing professional development and continuing education.
